I am just curious , how the deal should look like...any ideas ?

I am planning to offer the management of my apart-hostel to some one
and thinking about the percentage deal
The person will take full management and care of the place and I decided to pay the commision from the each guest which will stay in the hostel.
Instead of getting monthly salary my employee-manager will get a commisions from each guest.
So his/her salary depends from the amount of the guests which will stay in the apart-hostel.
Did any one had the experience in the deals like this.
And what do you think the commisions should be ?
